How We Buy

When purchasing property there are several aspects that are key to our buying decision:

Potential Capital Growth

When looking for properties that offer potential for above average growth we only consider buying in towns or cities where through thorough research we feel are able to show future growth in the value. Factors taken into account include major regeneration projects, improving employment prospects (such as major company relocation), improving transport links and the rising demand associated with a successful or expanding university or college.

High Rental Yield/Lettings Potential

We carefully research how easy or difficult the properties we are buying will be to let. There must be proof of demand from tenants. Location is key, and we only consider properties with good transport links, close proximity to a town or city centre, convenient access to local amenities and a good immediate environment and aspect. We also liaise with an extensive network of Estate Agents and Letting Agents, compiling information on future pricing and letting potential.

The Property

All properties purchased must be built to a standard suitable for a professional investor.

A low maintenance interior specification is specifically designed for the property investor as opposed to the ‘DIY’ landlord. Each property must be fitted to a high standard in terms of walls, floors, lighting, heating and general decoration including tiling, well equipped kitchen, good quality bathrooms, fitted wardrobes to bedrooms and good security. All fixtures and fittings must look good, be timeless and durable. Other factors include functional, intelligently planned, useable interior layouts, parking where the location requires it and outside space for the tenants (where available).
