NO! Property Clubs are simply a broker between the seller of the property and the buyer. They charge an upfront fee for their service and have no interest in ensuring that the buyer is purchasing a quality, lettable property at a competitive price.

We will forward details of the property along with the research to you and summarise all the information for you. The research will include information on comparable property prices, local and surrounding infrastructure, available housing stock, demand for rental properties, rental prices, local economy and future capital growth potential, amongst others.
Once you have decided to purchase, we ask you for some financial information and for a £1,000 reservation deposit which will hold the property for 28 days. During this time we will work with you and your Solicitor and Financial Advisor to do the conveyancing and to arrange the mortgage. Exchange of contracts will then take place within 28 days, at which point a 10% deposit will be payable. Completion then occurs when the property is ready and the balance of the purchase monies become payable.
We have mortgage advisors and solicitors that we recommend and we know they can work within these dates. They would work directly for you and we earn no fee from them for the introduction. Alternatively you can use your own solicitor and financial advisor, and we will assist in the process.
Before we commit to purchase a development, we spend days researching both the property and the area. We have been investing in property for over 50 years and we have learnt to ensure that our buying decisions are based on potential rental demand and potential future growth. If we cannot find evidence of either – we don’t buy.
No. We buy at a discount and pass some of that discount on to our investors, enabling them to buy at a considerable discount to the market value.
Unlike a property or investor club, we actually own the properties we offer instead of just introducing them to you. Therefore we do not charge any fees. The only fees associated with your purchase from Delph are the usual legal costs and mortgage arrangement costs.

As soon as the exchange of contracts has taken place, we can assist you with the letting of your unit. Due to our contacts and experience with letting agents we can usually negotiate preferential rates with them on your behalf. We only deal with professional letting agents who will ensure that all the essential issues such as marketing, tenant referencing, check in, inventory, deposit registration and other things are carried out. In the majority of cases we find tenants to move in within a few days of completion.
We can also arrange on your behalf for blinds to be fitted or full furnishing packs for the properties if they are required, we have longstanding contacts with companies that offer value for money and speed of service.
